Role Overview
Lead pre-lease technical due diligence for a confidential hyperscale data center client.
Own diligence across a portfolio of live deals and support go or no-go transaction decisions.
This is a program and risk management role rather than a delivery or construction management role.
Core Responsibilities
- Lead site diligence covering power, land, utilities, entitlements, environmental, geotechnical, and civil constraints.
- Direct cost reviews covering developer budgets, long-lead equipment pricing, and reimbursable cost exhibits.
- Direct schedule reviews covering critical path, sequencing, long-lead equipment, and utility milestones.
- Own risk identification, grading, escalation, mitigation, and closure for each site.
- Act as the client point of contact through the deal cycle and support term sheet and lease negotiations.
- Manage third-party civil, environmental, geotechnical, MEP, cost, and schedule consultants.
- Coordinate internal teams, developer counterparties, and client design, energy, supply chain, legal, and delivery groups.
- Maintain portfolio diligence governance and complete handovers at lease execution.
- Create repeatable diligence approaches, checklists, and templates as deal volume grows.
