Evaluate and support the underwriting of Real Estate Secondaries investment opportunities through detailed due diligence, market research, benchmarking, financial modeling, and data analysis.
Conduct quantitative and qualitative analysis of limited partnership interests, GP-led transactions, continuation vehicles, and underlying real estate assets and portfolios.
For LP-led transactions, establish and maintain fund- and asset-level underwriting models using manager reporting and other diligence materials.
For GP-led transactions, utilize sponsor, GP, and advisor models to populate internal underwriting, valuation, and metrics templates and support ongoing investment evaluation.
Analyze property-level and fund-level performance across a variety of sectors, including multifamily, industrial, office, retail, hospitality, self-storage, data centers, and other real estate asset classes.
Assist in the preparation of diligence materials and investment work products, including GP overviews, track records, market comparables, third-party diligence findings, and portfolio analyses.

Support transaction execution, portfolio monitoring, asset management, and valuation activities, including rolling forward underwriting models based on updated operating performance and portfolio reporting received from GPs.
Review underlying fund reports and monitor portfolio developments, extracting and tracking key acquisition, operational, valuation, and exit metrics while supporting GIC SMA reporting and fund performance monitoring initiatives using available technology and AI-enabled tools.

QUALIFICATIONS
Education:
Bachelor’s or master’s degree in business, finance, or another pre-professional field, or a discipline with exposure to Real Estate/ Infrastructure and Secondaries.
Strong academic background with demonstrated interest in real estate investing, secondaries, private markets, or alternative investments.
Experience Required:
1-3 years of relevant experience in real estate secondaries, real estate private equity, investment banking, valuation, transaction advisory, real estate consulting, asset management, fund operations, or other investment-focused analytical roles.
Experience supporting financial modeling, due diligence, investment analysis, portfolio monitoring, valuation, or reporting activities within real estate or alternative asset classes.
Prior exposure to fund-level and asset-level analysis, portfolio reporting, investment committee materials, or underwriting processes is preferred.
Experience with Power BI, VBA, Python, SQL, AI-enabled analytical tools, or process automation solutions is a plus.
General Requirements:
Strong analytical and problem-solving skills with the ability to synthesize complex datasets and investment information.
Advanced financial modeling and valuation capabilities, including real estate cash flow analysis, DCFs, NAV analysis, portfolio valuations, and fund-level modeling.
Solid understanding of real estate investment concepts, secondary transaction structures, and private market dynamics.
Strong verbal and written communication skills with a high attention to detail and commitment to accuracy.
Ability to work independently in a fast-paced environment while collaborating effectively with global investment teams and leveraging technology and AI-enabled tools to improve efficiency.
