Candidate Profile
The role suits a pragmatic, persistent, collaborative problem solver who enjoys financial analysis and uncovering insights from complex data.
The successful candidate will work with large datasets, build Excel models, and translate financial results into meaningful insights and recommendations.
Property Cash Management
- Review and authorize property-related payments while maintaining appropriate working capital levels.
- Calculate quarterly partner distributions based on property cash availability and partnership agreements.
- Review and approve property funding requests prepared by the IPPA team.
Forecasting and Reporting
- Develop and manage 10-year cash flow models using approved budgets and business assumptions in Excel.
- Forecast capital expenditures, leasing costs, operating revenue, and expenses to reflect property performance.
- Update models for acquisitions, dispositions, and other portfolio changes.
- Deliver analysis to Asset Management and present quarterly financial results, cash flow, and variance analysis.
- Produce quarterly investor reports explaining financial results and key variances.
- Support special projects, process improvements, and ad hoc analyses.
